Home Warranties
1. A home warranty is a risk reduction tactic; home owners insurance is hazard insurance.
2. Only properly installed items, previously in working order, that break due to normal wear and tear are covered.
3. Age of appliances does not matter. Older appliances will be covered.
4. Homeowners have 7 days after close to decide on purchasing a home warranty.
5. Home warranties do not get paid for until close.
Home Inspections
6. Home inspectors are NOT licensed in Michigan. They may be licensed builders, but there is no such thing as a licensed home inspector in Michigan. However, there are licensed pest inspectors.
7. A home inspection is a visual observation of the accessible areas and components of the home at that point in time. For example, pools and air conditioners cannot be tested in the winter.
8. Home inspectors need access to all areas of the home. For example, the attic and crawl space points of entry need to be available and accessible. Listing agents should be preparing sellers for this.
9. No house is perfect, inspections should be done on new build homes. Things get missed, especially in such a hot market.
10. Home buyers should be present at the home inspection but this is not the time to show the home to friends and family. It is a great educational opportunity. Buyers agents should be preparing their clients for this. Sellers should NOT be present.
