Artificial intelligence (AI) is quickly becoming part of how agents market listings, especially when it comes to digitally staging MLS photos. When used well, these tools can enhance your marketing and help buyers visualize a property’s potential.

The agents who lead the market are the ones who combine smart tools with strong ethics. AI can enhance your marketing. but transparency builds your reputation.

To protect consumers and uphold the integrity of the MLS, new guidelines are in place to ensure transparency when AI or digital alterations are used. 

If AI-generated or altered photos are used in an MLS listing:

  • Clearly labeling any altered image
  • Including the original, unaltered photo immediately after
  • Disclosing when AI or digital enhancements are used

Starting April 27, the MLS will include a built-in watermark, making it even easier to communicate when technology has been used to visualize a space. Here is an example of how that will look: 

This is another way your MLS continues to be the trusted source for accurate, transparent property information, something agents and consumers rely on every day.

These aren’t just rules. They’re an opportunity to differentiate yourself. Today’s consumers are more informed than ever, and they value honesty. When you present a property accurately, you position yourself as a professional they can rely on.

Because at the end of the day, buyers need to see the property as it truly exists and your credibility depends on it.

What Counts as a Digitally Altered Image?

A “digitally altered image” is any image created by, or at the direction of, a real estate professional (or someone on their behalf) that has been modified using photo editing software or AI to add, remove, or change elements.

This includes but is not limited to:

  • Furniture, fixtures, appliances, or flooring
  • Paint colors, walls, or layouts
  • Landscaping or exterior features
  • Views through windows or neighboring properties

What doesn’t count?

Standard photo edits that improve quality without changing reality, such as:

  • Lighting and exposure adjustments
  • Color correction or white balance
  • Cropping or straightening
