If you read our earlier post on AI in real estate photos, you already know that transparency is the standard when AI touches your listing photos — clear labeling, original images alongside altered ones, and the new MLS watermark that went into effect April 27.
That’s the part most members have seen. But there’s more to the picture.
GLAR has published a new AI Policy that addresses how artificial intelligence tools interact with MLS data more broadly — not just in photos, but across your practice. The same principle that drives the photo disclosure requirements applies here: the integrity of the MLS depends on how its data is used, and AI doesn’t create an exception to that.
What the policy covers
Your participant-entitled access to MLS data remains intact. Your own listing data is yours to use freely. What the policy addresses is the layer between that data and the AI tools processing it.
Any tool that uses MLS data must operate in alignment with existing MLS rules and the terms of your data license agreement. If the tool is pulling property data, running comparisons, generating content, or processing listings in any way — those rules apply.
What this means for you right now
If you’re already using AI tools that interact with MLS data, this is a good time to review how they’re configured. A few questions worth asking:
- Does the tool’s data use align with your license agreement?
- How is data being stored, processed, or shared within that platform?
- Is the vendor operating within the scope of your participant access?
If you’re uncertain, reach out before assuming you’re covered.
Bottom Line
Whether it’s a watermarked photo or a data-powered AI tool, the standard is the same: use the technology, use it correctly, and make sure it serves the transparency that defines a trustworthy marketplace.
